WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingin dim ' at Mattituck, in the Town of Southold, County of
-Suffolk and--State of New York, -bounded and desc-r bed- -as followst _
BEGINNING at a monument set on the northerly line of Sound View Avenue
distant '243.95 feet westerly from a highway angle monument set on the
northerly line of Sound View Avenue, said point of beginning also
being the. southeasterly corner of the land about to be described;
RUNNING THENCE South 73 degrees 18 minutes 00 seconds West along the
northerly side of Sound View Avenue a distance of 106.62 feet to a
point:
THENCE North 21 degrees 3 minutes 40 seconds West a distance of j
430.00 feet to the average highwater mark of Long Island Sound;
THENCE easterly along the average highwater line of Long Island
Sound to lands now or formerly of Rodney W. King, the tie line of
which course is North 67 degrees 53 minutes 19 seconds East 102.19
feet;
THENCE South 21 degrees 36 minutes 00 seconds East along said last
mentioned lands a distance of 440.00 feet to the northerly line of
Sound View Avenue and the point or place of BEGINNING.
r TOGETHER with all the right, title and interest, if any, to any

land lying below the high water mark of Long Island Sound abutting
- the above premises.
Being the same premises conveyed by Istepan Minakyan and Semun
Bedikoglu to seller by deed dated October 2, 1973 and recorded
TAX MAP October 3, 1973 in liber 7502 of Conveyances, page 403.
DESIGNATION
Dut. 1000 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
Sec. 094.00 and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
B11 01.00 1 the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
