W ITNESSETH, that the party of the first part, without consideration, does hereby grant and release unto
die party of the second part, the heirs or successors and assigns of the party of the second part forever,
All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Nassau Point, Town of Southold, Suffolk County, New York, being lot lumber 244, and
part of lot 243, on Map entitled, "Amended Map A of Nassau Point owned by Nassau Point Club
Properties, Inc. situated in the Town of Southold, Long Island, New York", surveyed June 28, 1922, by
Otto Van Tuyl, C.E. and Surveyor, Greenport, New York", filed in the Office of the Clerk of the County
of Suffolk on August 16, 1922, file number 156, and bounded and described as follows:

BLOCK: 14 BEGINNING at a concrete monument set on the southerly line of Little Peconic Bay Road at the
LOT: 12 northwesterly corner of lot 244; and
RUNNING THENCE along said southerly line of Little Peconic Bay Road, to a point which is South 800
09'30" East 94.02 feet from the point of beginning;
THENCE through lot 243 South 00 44'00" West 294 feet, more or less to W unneweta Pond;
THENCE along Wunneweta Pond South 80R 5 P30" West 140.18 feet to land of Version;
THENCE along said land of Vanston, North 8028' 30" East 336 feet, more or less, to the point or place of
BEGINNING.
BEING AND INTENDED TO BE the same premises as that conveyed by Deed dated July % 2003 and
recorded in the Office of the Suffolk County Clerk on October 8, 2003 in Liber 12276 at Page 616; SAID
PREMISES BEING KNOWN AS 500 Little Peconic Bay Road, Cutchogue, New York, 11935.
TOGETHER with all right, title and interest, if any, of the party of the Fist part of and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER will, the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE
AND TO HOLD the premises herein granted unto the party ofthe second part, the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the parry of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the rigid to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any pan of the total
of the same for any other purpose.
THE word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
