BEGINNING at a point in the southeasterly corner of the premises herein described which said
point is where the division line between the premises herein described and land now or formerly
of Oberander intersects the northerly side of a fifty (50) foot private road; and which said point is
distant, the following courses and distances from the corner formed by the intersection of the
northerly side of Bergen Avenue with the westerly side of Cox Neck Road:
1. Westerly as measured along the northerly side of Bergen Avenue 440.55 feet;
