consideration, paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the

roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to

TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first pan has not done or suffeied anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.

DESCRIPTION OF PREMISES
ALL that certain plot, piece or parcel of land, with lhe.buildings and improvements thereon erected, situate, lying and
beingizibm at Southold, in the Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at a point on the northerly side of a 30 foot right of way distant 140.0 feet
easterly from the intersection of the northerly side of said 30 foot right o way with
the easterly side of Town Harbor Lane and which said point of beginning is tI
southeast corner of land now or formerly of E. J. Donlon; running
thence north 41 degrees 07 minutes 30 seconds west along said land now or formerly
of E. J. Donlon 102.66 feet;
thence north 33 degrees 01 minutes 50 seconds west 57.91 feet;
thence north 52 degrees 48 minutes 10 seconds east 118.69 feet;
thence south 40 degrees 19 minutes 10 seconds east 142.65 feet to the northerly side

curve bearing to the right having a radius of 941.29 feet a distance of 125.00 feet to
the point or place of beginning.
