WITNESSETH, that the party of the first part, in consideration of Ten Dollars and No Cents ($10.00)
and other valuable consideration paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever;
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Hamlet of Mattituck, Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at a point on the northeasterly side of Bungalow Road at the southwesterly comer of the
herein described premises, said point being South 57 degrees 43 minutes East, 100 feet from the
southeasterly corner of lands now or formerly of Joseph J. Carey (formerly R.C. Kopf) described in deed
Liber 6915 ep 214, said point or place of beginning also being the Southeasterly comer of land now or
formerly of J. Parker Wickham;
RUNNING THENCE from said point of beginning, North 26 degrees 49 minutes East, 213.79 feet to
Deep Hole Creek (Gardiner's Creek);
TIJENCE South 64 degrees 29 minutes 48 seconds East, 69.21 feet along Deep Hole Creek (Gardiner 's
Creek) to land now or formerly of Ross;
THENCE South 22 degrees 15 minutes West along lands now or formerly of Ross, 164.50 feet;
THENCE North 88 degrees 27 minutes West, 65.00 feet;
THENCE South 01 degree 33 minutes West, 30.00 feet;
THENCE North 57 degrees 43 minutes West along the northeasterly side of Bungalow Road, 36.48 feet
to the point or place of BEGINNING.
TOGETHER with a right of way of ingress and egress over the private road known as Bungalow Road
out to the nearest public highway. SUBJECT TO the rights of others and together with a right of way of
ingress and egress over the private road known as Bungalow Road out to the nearest public highway. ;
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the parry of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first.part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
