WITNESSETH, that the party of the first part in consideration of ten dollars and
other valuable consideration paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party
of the second part, forever,
ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in the
(see attached schedule "A").
Being and intended to be the same premises as described in deed made by
Stephan J. Parziale, Michael J. Parziale and Gloria J. Parziale, recorded 10-8-98 in
Liber 11921 page 759
TOGETHER with all right, title and interest, if any, of the party of the first part
of, in and to any streets and roads abutting the above described premises to the center
lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever.
AND the party of the first part covenants that the party of the first part has not
done or suffered anything whereby the said premises have been encumbered in any way
whatsoever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this conveyance
and will hold the right to receive such consideration as a trust fund to be applied first for
the purpose of paying the cost of the improvement and will apply same first to the
payment of the cost of the improvement before using any part of the total of the same for
any other purpose.

ALL that certain plot, piece or parcel of land, situate, lying and being at Nassau Point, Town of Southold, County of
Suffolk and State of New York, known and designated as Lot Number 66 and the Southerly half of Lot 65 on a certain
map entitled, "Amended Map A of Nassau Point" and filed in the Office of the Clerk of the County of Suffolk on 8/14/22
as Map No. 156 said lot and part of Lot when taken together are courses and distances:
BEGINNING at a point on the Easterly side of Nassau Point Road distant 452.61 feet Southerly from the comer formed
by the intersection of the division line of the Southerly side of Tuthill Road and the Easterly side of Nassau Point Road;
RUNNING THENCE North 82 degrees 00 minutes 00 seconds East 365.04 feet to the high water mark of Little Peconic
Bay;
THENCE along the high water mark of Little Peconic Bay, South 03 degrees 44 minutes 00 seconds East 150.48 feet to
the division line of lots 67 and 66 on this above mentioned map;
THENCE along said last mentioned division line, South 82 degrees 00 minutes 00 seconds West 363.67 feet to the
Easterly side of Nassau Point Road;
THENCE along the Easterly side of Nassau Point Road, North 04 degrees 15 minutes 18 seconds West 150.39 feet to the
point or place of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the premises which
by law constitute real property.
FOR CONVEYANCING ONLY: Together with all the right, title and interest of the party of the first part, of in and to the land lying
in the street in front of and adjoining said premises.
