WITNESSETH, that the party of the first part, in consideration of Ten and 001100--($10.00)--Dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL THAT certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Mattituck, in the Town of Southold, County of Suffolk and
State of New York, and being more fully bounded and described as follows:

BEING AND INTENDED TO BE part of the premises described in deed to the party of the first
part herein by deed dated March 26, 1987 and recorded on April 2, 1987 in Liber 10410 at
Page 248.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being at Mattituck, in the Town of Southold Suffolk
County, New York, bounded and described as follows:
BEGINNING at a granite monument set on the northerly side of Bergen Avenue at the
southeasterly corner of land formerly of Joseph Wierbicki now of Macari, being the
southwesterly corner of the premises herein described, said point also being distant
685.93 feet from the intersection of the westerly side of Bergen Avenue with the
northerly side of Bergen Avenue where it makes a turn northerly to easterly of
approximately 90 degrees;
From said point of beginning, running thence along said land of Joseph Wierbicki four
(4) courses and distances as follows:
(1) North 18 degrees 15 minutes 30 seconds West 475.61 feet;
(2) North 16 degrees 08 minutes 30 seconds West 522.42 feet:
(3) North 67 degrees 40 minutes 30 seconds East 139.16 feet;
(4) North 20 degrees 36 minutes 30 seconds West 1536.48 feet to a concrete monument
and land now or formerly of Joseph T. Macari, formerly of Celic;
Thence along said land the following two (2) courses and distances:
(1) North 69 degrees 23 minutes 30 seconds East 100.00 feet; thence
(2) North 76 degrees 51 minute 30 seconds East 611.30 feet to a concrete monument and
land now or formerly of Macari, formerly of Celic;
Thence South 19 degrees 59 minutes 00 seconds East 2452.76 feet to the northerly side of
Bergen Avenue; thence along the northerly side of Bergen Avenue South 69 degrees 05
minutes 20 seconds West 878.65 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE a portion of the premises conveyed from the Estate of
Louis F. Simeone to the party of the first part by deed dated March 26, 1987 and recorded
