Hillside Avenue, Manhasset, New York 11030, party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten and 001100--($10.00)--Dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL THAT certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Mattituck, in the Town of Southold, County of Suffolk and
State of New York, and being more fully bounded and described as follows:

BEING AND INTENDED TO BE part of the premises described in deed to the party of the first
part herein by deed dated March 26, 1987 and recorded on April 2, 1987 in Liber 10410 at
Page 248.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.

All that certain plot, piece or parcel of land, situate, lying and being at Mattituck, Town
of Southold, County of Suffolk, State of New York, bounded and described as follows:
BEGINNING at a monument set at the northeasterly comer of land conveyed by Fred
Niblo to John Sledzieski, Leo Sledzieski and Stanley Slcdzieski by deed dated December
20, 1942 and recorded in the Suffolk County Clerk's Office on January 11, 1943 in Liber
2269 cp 392, said monument being North 21 degrees 53 minutes 40 seconds West
2985.94 feet measured along the easterly line of said lands of Sledzieski from a
monument set on the northerly line of Bergen Avenue, and from said point of beginning
running along the northerly line of said land of Sledzieski South 68 degrees 6 minutes 20
West 711.40 feet to a monument and formlery of Joseph Wierbicki; thence partly along
said land formerly of Joseph Wierbicki; thence partly along land now or formerly of
Robert Kerr, North 22 degrees 31 minutes 10 seconds Westl272.58 feet to the average
high watermark of Long Island Sound; thence along the average high water mark of
Long Island sound the following two courses and distances: North 68 degrees 34 minutes
20 seconds East 725.58 feet and North 62 degrees 58 minutes 30 seconds East 581.75
feet to land of Joseph W. Cooper, later of Gertrude L. Cooper; thence South 24 degrees
35 minutes 30 seconds East 903.73 feet to a monument and the northerly line of land
formerly of Joseph P. Celic and Vera G. Celic, his wife; thence along said land of Celic
the following two courses and distances: South 69 degrees 5 minutes 30 seconds West
622.33 feet to a monument and South 21 degrees 53 minutes 40 seconds East 426.60 feet
to the point or place of beginning.
TOGETHER with an unobstructed right of way or easement along a strip of land 12 feet
wide running Northerly from Bergen Avenue to the above described premises, the center
line of said 12 foot strip being the division line between lands now or formerly of John
Sledzieski, Leo Sledzieski and Stanley Sledzieski on the West and the lands now or
formerly of Joseph P. Celic and Vera G. Celic on the East, said center line running North
21 degrees 53 minutes 40 seconds West 2985.94 feet from a monument set on the
northerly line of Bergen Avenue to the monument marking the point or place of
beginning of the above described premises.
TOGETHER with and subject to any agreements of record affecting the premises.
SUBJECT to restrictions, reservations and easements of record, if any.
TOGETHER with an unobstructed right of way or easement along the strip of land 6 feet
wide, being the extension northerly in a straight line of the easterly 6 feet of the foregoing
described 12 foot right of way, and extending North 21 degrees 53 minutes 40 seconds
West 426.60 feet from the northerly extremity of said 12 foot right of way.
