party of the first part, and
DINA ROSE, residing at 745 Cottage Way, Mattituck, New York 11952
party of the second part,
WITNESSETH, that the party of the first part, in consideration of TEN dollars, lawful money of the
United States, paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever,
SUBJECT TO A LIFE ESTATE IN THE GRANTORS GREGORY ROSE ARID DEBORAH ROSE,
Residing at 355 Windjammer Drive, Southold, NY 11971
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the
ATTACHED HERETO SEE SCHEDULE "A"
BEING AND INTENDED TO BE the same premises conveyed to the Grantors herein by deed dated
410311978, and recorded in the Suffolk County Clerk's Office on 411311978 in Liber 8413 at Page 380.
Reserving, however, lathe Grantors herein, a Life Estate in the subject premises for the remainder of
their natural life. Subject to an existing mortgage held by JPMorgan Chase Bank, N.A.
recorded in Liber 22200, Mp. 985 with a current principal balance of $260,000.00.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold,
County of Suffolk, and State of New York, known and designated as Lot #29 a shown on a
certain map entitled "Map of Harbor Lights Estates, Section One Bayview, Town of Southold,
Suffolk County, N.Y." made by Otto W. Van Tuyl & Son, Licensed Land Surveyors, Greenport,
N.Y. and filed in the Office of the Clerk of the County of Suffolk on June 8, 1965 as Map $4362.
Beginning at a point on the easterly side of Windjammer Drive being distant 300.51 feet
southerly from the corner formed by the intersection of the southerly side of Harbor Lights Drive
with the easterly side of Windjammer Drive;
Running thence South 64 degrees 05 minutes 10 seconds East, 201.85 feet;
Thence South 25 degrees 54 minutes 50 seconds West, 100.00 feet;
Thence North 60 degrees 39 minutes 10 seconds West, 250.45 feet to the easterly side of
Windjammer Drive;
Thence the following two courses and distances along the easterly side of Windjammer Drive;
I) North 25 degrees 54 minutes 50 seconds East, 1.60 feet; and
2) North 55 degrees 54 minutes 50 seconds East, 96.29 feet to the point or place of
Beginning.
Together with an Easement over the streets as shown on the filed map herein.
Together with the use, in common with others, of the beach area and parking area adjacent
thereto; said beach area having a depth of approximately 50 feet from the average high water
mark on Peconic Bay, and having a length of 900 feet more or less measured along the ordinary
high water mark, and said parking area having a frontage on the northerly side of Harbor Lights
Drive of approximately 150 feet running westerly along said street from Lot #7, and having a
depth of not less than 150 feet northerly of Harbor Light Drive. The parking area shall be
immediately adjacent and contiguous to the beach area herein referred to.
