TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the
above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party ofthe first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party ofthe
second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first pan, in compliance with Section 13 of the Lien Law, covenants that the parry of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total ofthe same for any other purpose. The word "party" shall be construed as if it
read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the Town of Southold, County of Suffolk and
State of New York, more particularly bounded and described as follows:
BEGINNING at a point on the Northerly side of a Right of Way 20 feet wide distant
645.00 feet Westerly as measured along the Northerly side of said Right of Way from the
comer formed by the intersection of the Northerly side of said Right of Way with the
Westerly side of North Road to Bayview, said point of beginning also being where the
division line between premises herein after described and premises formerly of F. Harold
Sayre and Ray I. Young, now or formerly of Warren and other intersect the Northerly
side of said Right of Way.
RUNNING THENCE South 64 degrees 08 minutes 50 seconds West along the Northerly
side of said 20 feet wide Right of Way, 121.65 feet to land now or formerly of Silich;
THENCE North 20 Degrees 48 minutes 20 seconds West along said last mentioned land
218.00 feet to the ordinary high water mark of Goose Creek;
THENCE Northeasterly along the ordinary high water mark of Goose Creek on a tie line
having a bearing of North 54 degrees 29 minutes 40 seconds East a distance of 93.02 feet
to land formerly of F. Harold Sayre and Ray I. Young, now or formerly of Warren and
others:
THENCE South 28 degrees 30 minutes 00 seconds East along said last mentioned land
233.00 feet to the point or place of BEGINNING.
TOGETHER with a non-exclusive Right of Way for ingress and egress to and from the
above described premises over 20 foot wide Right of Way adjoining the Southerly side of
