QUITCLAIM DEED
This Indenture, made the 16th day of November, Two Thousand
and Thirteen,
BETWEEN
MARGARET RADICH residing at 605 Topsail Lane, Southold, New
York 11971, having a life estate in the premises for and
during the natural life of Margaret Radich; party of the
first part, and
ROBERT COCHRAN and HELEN COCHRAN, husband and wife, residing
at 65 Garden Court, Southold, New York 11971; party of the
second part,
WITNESSETH, that the party of the first part, in
consideration of Zero Dollars and other valuable
consideration paid by the party of the second part, does
hereby grant and release quitclaim unto the party of the
second part, the heirs or successors and assigns of the party
TAX MP of the second part forever, all of the party of the first

buildings and improvements thereon erected, situate, lying

BEGINNING at a point on the easterly side of Main Road (S.R.
Block 25) distant 970 feet northerly from the corner formed by the
intersection of the northerly side of Jockey Creek Drive with
02.00 the easterly side of Main Road (S.R. 25);
Lot(s) THENCE along the easterly side of Main Road (S.R. 25), North
006.000 13 degrees 16 minutes 00 seconds East, 78.00 feet to land now
or formerly of Planz;
THENCE along said land now or formerly of Planz, South 77
degrees 30 minutes 30 seconds East, 329.92 feet to land now
or formerly of Southold School District #5;
THENCE along said land, South 13 degrees 17 minutes 30
seconds west, 78.59 feet to land now or formerly of Poscoe;
THENCE along said land now or formerly of Poscoe, North 77
degrees 24 minutes 20 seconds West, 329.88 feet to the
easterly side of Main Road (S.R. 25) and the point or place
of BEGINNING.
BEING AND INTENDED TO BE the same life estate in the premises
conveyed to the party of the first part by Deed dated
February 27, 2006 and recorded in the Suffolk County Clerk's
Office on March 29, 2006 in Liber D00012442 at Page 667, the
Grantor being the same person to which a life estate was
conveyed in said Deed.
Together with all right, title and interest, if any, of the
party of the first part in and to any streets and roads
abutting the above-described premises to the center lines
thereof;
Together with the appurtenances and all the estate and rights
of the party of the first part in and to said premises;
To have and to hold the premises herein granted unto the
party of the second part, the heirs or successors and assigns
of the party of the second part forever.
And the party of the first part covenants that the party of
the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,
except as aforesaid.
And the party of the first part, in compliance with section
13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and
will hold the right to receive such consideration as a trust
fund to he applied first for the purpose of paying the cost
of improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the
total of the same for any other purpose. The word "party'-
shall be construed as if it read "parties" whenever the sense
of this indenture so requires.
In Witness Whereof, the party of the first part has duly
executed this Deed the day and year first above written.
