W ITNESSETH, that the party of the first part, in consideration of ten dollars ($10.00) and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever.
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being in the Southold, Town of Southold, County of Suffolk, and State of New York, bounded and described as
follows:
BEGINNING at a point on the northeasterly side of Hope Lane distant 273.61 feet southeasterly from the
comer formed by the intersection of the northeasterly side of Hope Lane with the southeasterly side of
Soundview Avenue;
RUNNING THENCE North 48 degrees 41 minutes 20 seconds East, 200 feet;
THENCE South 41 degrees 18 minutes 40 seconds East, 417.04 feet to LILCO easement now or formerly
of Smith;
THENCE South 53 degrees 41 minutes 40 seconds West along said land, 225.86 feet;
THENCE North 41 degrees 18 minutes 40 seconds West, 240.00 feet to the southeasterly terminus of
Hope Lane;
THENCE northerly and northwesterly along the easterly and northeasterly side of Hope Lane along the arc
of a curve bearing to the left having a radius of 50.00 feet a distance of 130.90 feet;
THENCE NORTH 41 degrees 18 minutes 40 seconds West along the northeasterly side of Hope Lane,
64.03 feet to the point or place of BEGINNING.
SAID premises being known and designated as 385 Hope Lane, Southold, New York.
TOGETHER WITH a right of way in common with others over Hope Lane for ingress and egress to the subject
premises to Soundview Avenue.
BEING the same premises conveyed to the party of the first part by Deed dated August 20, 1999 made by Angelo
Truglio and Joan Truglio, husband and wife, and recorded on September 3, 1999 in Liber 11987, Page 218, in the
Office of the Suffolk County Clerk.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.

AND the parry of the first part, in compliance with Section 13 of the Lien Law, covenants that the parry of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
AND the party of the first part covenants as follows: that said party of the first part is seized of the said premises in
fee simple, and has good right to convey the same; that the parry of the second part shall quietly enjoy the said
premises; that the said premises are free from encumbrances, except as aforesaid, that the party of the first part will
execute or procure any further necessary assurance of the tide to said premises; and that said party of the first part
will forever warrant the title to said premises.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
