referred to as the Grantors) and per Article 12-1 of said Trusts,
for the consideration of No Consideration, received to their full
satisfaction of MARY E. GREENBLAT. presently of 614 Moab Court,
Reno, Nevada, 88511 (hereinafter referred to as Grantee), WITH
TRUSTEE COVENANTS, all the right, title, interest, claim and demand
which William Rotar and Mary Greenblat, Successor Trustees have or
ought to have, in and to all that certain piece or parcel of land,
with the improvements thereon, if any, described in the attached
Schedule "A" herein made a part here of and known as:

TO HAVE AND TO HOLD, the premises hereby conveyed, with the
appurtenances thereof, unto the Grantee and unto the Grantee's
successors and assigns forever and to the Grantee and her own
proper use and behoof; and the Grantors do for themselves, their
heirs, and assigns covenant with the Grantee, her successors and
assigns that at and until the ensealing of these presents, the
Grantor has full power and authority as such Trustee to grant and
convey the premises aforesaid.
AND FURTHERMORE, the Grantors do by these presents bind
themselves, their heirs and assigns forever to WARRANT AND DEFEND
the premises hereby conveyed to the Grantee and her successors and
assigns against all claims and demands of any person or persons
claiming by, from or under the Grantors, as Successor Trustees
aforesaid, except as herein, except as herein stated.

ALL that tract or parcel of land, with the
building and improvements thereon situate on Fishers
Town o
bounded dando eseribedu as Suffolk
BEGINNING at a point on the Southerly line of
the Peninsula Road, so called, a private roadway
owned by Fishers Island Estates, Inc., at a point
located 1660.34 feet north of a point which is
1228.94 feet east of a monument marking the U. ,S,
Coast and Geodetic Triangulation Station 11PROS«; and
from said beginning point running South 67 degrees
42 minutes East, along the Southerly side of said
Peninsula Road, a distance of 35.4 feet to an iron
driven in the ground; thence running South 42 degrees
55 minutes East, along the Southwesterly side of
said Peninsula Road, a distance of 71.7 feet; thence
running Southwesterly,.at right.angles to the last
mentioned course, 37 feet more or less to the North-
erly shore of the Inner Cove of Great Harbor; thence
running Westerly, along the Northerly shore of the
above mentioned Cove, 100 feet more or less to a
point, said point being on the shore of the above
mentioned Cove and being opposite the point of begin-
ning in a line running from said point of beginning
on a course South 24 degrees 4 minutes West] and
thence along said line North 24 degrees 4 minutes
East 118 feet more or less to the point of beginning;
RESERVING tc the party of the first part, its
successors and assigns, from the grant of the prem-
ises hereby conveyed, an easement and right of way
for all highway purposes over that part of the land
hereby conveyed which lies within the lines of the
present roadway leading from the easterly termination
of East End Road (sometimes called oriental Avenue)
to the Peninsula in West Harbor, the southwesterly
line of said right of way being the southwesterly
line of said roadway, which easement and right of way
shall attach to, run with and benefit the remaining
lands of the party of the first part, now or hereafter
having means of access thereto, including lands on
said Peninsula; provided, however, that in the event
the location of said roadway now'in use shall be
changed so that the use, for highway purposes, of
such part thereof as lies within the boundaries of
the land hereby conveyed shall be abandoned, said
easement and rights so hereby reserved for highway
purposes shall terminate; and
RESERVING to the party of the first part, its
successors and assigns, from the grant of the prem-
ises hereby conveyed, easements and rights of way
within a strip of land 5 feet wide along the first
and second courses of the boundaries of said premises
for the erection thereon of poles to support wires
for the transmission of electricity for light, heat,
telephone and other purposes and for the construction,
operation and maintenance ofpipe lines and conduits
under the surface of said reservation for any lawful
purpose whatsoever, but the party of the first part
shall have the right-at any time to release the prem-
ises above described from these particular easements
and rights of way;
