part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, bounded and described as
follows: BEGINNING at a point on the southerly side of said Albo Drive distant 100.00 feet easterly from the
extreme easterly end of an arc of a curve which connects the easterly side of Bray Avenue with the southerly
side of Albo Drive; RUNNING THENCE along the southerly side of said Albo Drive on a curve bearing to the
right having a radius of 208.50 feet a distance of 151.47 feet to land now or formerly of Eliseo Gregorio;
RUNNING THENCE along said land South 26 degrees 05' 10" West a distance of 147.05 feet to land now or
formerly of Krogman; RUNNING THENCE along said last mentioned land the following two courses and
distances: (1) North 51 degrees 44' 40" West a distance of 14.57 feet; (2) South 69 degrees 16' 10" West a
distance of 20 feet to land now or formerly of Robert M. Smith; RUNNING THENCE along said land of Robert
M. Smith North 20 degrees 46' 50" West a distance of 149.56 feet to the southerly side of Albo Drivd the point
or place of BEGINNING.
TOGETHER with the privilege, in common with others, to use the right-of-way leading from the boulevard, so
called, to Peconic Bay.
SAID premises also being known as 160 Albo Drive, Laurel, New York.
BEING and intended to be the same premises as conveyed to the party of the first part by deed dated
December 29, 2005 and recorded in the Suffolk County Clerk's Office on January 9, 2006 in Liber 12429 at
page 479.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO" HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and 01 hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
