THIS INDENTURE, made the 25`h day of November, two thousand thirteen
BETWEEN MARK C. MILLER, residing at 10689 Cranks Road, Culver City, CA 90230,
ELISSA KAPLAN, residing at 1850 Muttonton Road, Muttontown, NY 11791,
and ERIC F. MILLER, residing at 9 Old Wheatley Road, Brookville, NY
11545, each as to an equal 1/3 share as tenants in common, `
party of the first part, and STEPHANIE L. TEICHER, residing at /

party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Nassau Point, in the Town of Southold, County of Suffolk and State of New
York, known and designated as part of Lot 50, as shown on a certain map entitled, "Amended Map A of
Nassau Point" filed in the Office of the Clerk of the County of Suffolk on August 16,1922, as Map No. 156,
hounded and described as follows:
BEGINNING at a point on the easterly side of Nassau Point Road, said point being distant southeasterly
on a tie line courses and distance of South degrees 19 minutes 40 seconds East, 206.76 feet from the
intersection of the southerly side of East Club Road with the easterly side of Nassau Point Road and from
said point of beginning;
RUNNING THENCE North 81 degrees 27 minutes 50 seconds East, 293.52 feet to the ordinary high water
mark of Peconic Bay;
RUNNING THENCE the following tie line course and distance along Peconic Bay:
South 80 degrees 27 minutes 43 seconds East, 99.74 feet;
RUNNING THENCE South 82 degrees 00 minutes West, 322.26 feet to the easterly side of Nassau Point
Road;
RUNNING THENCE northeasterly along the easterly side of Nassau Point Road on an irregular curve,
a tie line course and distance of North 8 degrees 4 minutes 30 seconds East, 100.94 feet to the point or
place of BEGINNING.
SAID PREMISES being and intended to be only the same premises conveyed to Mark C. Miller, Elissa
Kaplan and Eric F. Miller, each as to an equal one-third share as tenants in common from Gerda K.
Miller dated March 15, 2007, recorded March 30, 2007 in Liber 12498 cp 752.
BEING AND INTENDED the said premises being known as and located at 6825 Nassau Point Road,
Cutchogue, New York 11935.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof, TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
