ALEXANDER KOFINAS & GEORGE KOFINAS AS TRUSTEES TO THE
ALEXANDER KOFINAS 2011 GST EXEMPTION TRUST dated September 30,
2011 for the benefit of DEMETRI KOFINAS residing at 86 Abbey Road,
Manhasset, NY 11030 and 100 Winston Drive, Cliffside Park, NJ 07010, respectively,
party of the second part,
WITNESSETH, that the party of the first part in consideration of TEN and 00/100
($10.00) DOLLARS and other valuable consideration paid by the party of the second
part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,

SAID PREMISES being and intended to be the same premises conveyed by deeds

Leonard M. Ridini, Jr. to Jill Ridini (80% interest) and Carol Ridini (20% interest) by

District: Carol Ridini, as to her undivided 20% interest as tenant in common, to Leonard M.
1000 Ridini Jr. by deed dated April 24, 2011 recorded May 5, 2011 in Liber 12659 Page 64.
The Premises being also known more commonly as and by the street address of
known as 805 West Road, Cutchogue, NY 11935.

and to any streets and roads abutting the above described premises to the center lines

applied first for the purpose of paying the cost of the improvement and will apply
same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.

-BEGINNING at a point in the southerly side. of West Road,. distant 776.76 feet westerly
from the corner formed by the intersection of said southerly side of West Road with the
westerly side of Pequash Avenue;
RUNNING THENCE South 26 degrees 24 minutes 30 seconds East 285.32 feet to the
approximate mean high water line of Little Peconic Bay;
