WITNESSETH, that the party of the first part in consideration of ten dollars and
other valuable consideration paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party
of the second part, forever,
ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in the

TOGETHER with all right, title and interest, if any, of the party of the first part

AND the party of the first part, in compliance with Section 13 of the Lien Law,

payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of
this indenture so requires.

ALL that certain plot, piece or parcel of land, with the buildings thereon erected,
situate, lying and being in the Town of Southold, Suffolk County, New York,
known and designated as and by the Plot Numbers 304 to 307, both inclusive, on
a certain map entitled, "Map of Goose Bay Estates", in the Town of Southold,
Suffolk County, New York, said map being made by Lewis N. Waters, L.S. of
Oyster Bay, Long Island, New York, dated September 12, 1934 and filed in the
Office of the Clerk of the County of Suffolk on the 13th day of November, 1934
as and by the Map Number 1176 (Abstract Number 1197) and by being more
particularly bounded and described according to said map as follows:
BEGINNING at the corner formed by the intersection of the northwesterly side of
Oak Avenue and the southwesterly side of "10 foot wide passage to beach", as
said street and passage to beach are shown on said map.

RUNNING THENCE South 45 degrees 24 minutes 40 seconds west along the
northwesterly side of Oak Avenue, 80.00 feet to the division line between Lots
307 and 308;
THENCE North 44 degrees 35 minutes 20 seconds west along the last
mentioned division line, 140.00 feet;

THENCE North 45 degrees 24 minutes 40 seconds east, 80.00 feet to the
southwesterly side of 10 foot wide passage to beach';
THENCE South 44 degrees 35 minutes 20 seconds east along the southwesterly
side of 10 foot wide passage to beach", 140.00 feet to the corner at the point or
place of BEGINNING.
