Silbernagel, 1600 Bridge Lane, Cutchogue, New York '11935 party of the second part, WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors and assigns of the party of the second part forever, ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate, lying and being in the Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a point on the Northerly side of Main Road, said point being distant 727.78 feet Easterly from the comer formed by the intersection of the Easterly side of Maple Avenue (private road) with the Northerly side of Main Road, said point also being where the Southeasterly corner of land of Nierodzik intersects the said Northerly side of Main Road and from said point on beginning; RUNNING THENCE along the Easterly and Northerly line of land of Nierodzik the following four Tax Map courses and distances: Designation 1. North 27 degrees 37 minutes 40 seconds West 216.69 feet; 2. South 63 degrees 42 minutes 20 seconds West, 261.66 feet; Dist. 3. North 26 degrees 17 minutes 40 seconds West 100.00 feet; 4. South 63 degrees 42 minutes 20 seconds West, 100.00 feet to land of Jerome; THENCE along the Easterly line of land of Jerome the following two courses and distances: See. 1. North 25 degrees 43 minutes 40 seconds West 1526.10 feet; 2. North 25 degrees 47 minutes 40 seconds West,674 .09 feet to land of Long Island Railroad, THENCE along the Southerly line of the Long Island Railroad, North 60 degrees 33 minutes 00 BIL. seconds East, 312.21 feet to land now or formerly of Moelius; THENCE along the Westerly line of land of Moelius, South 27 degrees 37 minutes 40 seconds East, 2535.01 feet to the Northerly side of Main Road; L°r(a) THENCE South 64 degrees 41 minutes West along the Northerly side of Main Road 25.02 feet to land of Nierodzik and the point or place of BEGINNING. THE GRANTOR herein being the same person as the named Grantee in deed recorded in Liber 11165 page 521. TOGETHER with all right, title and interest, if any,of the party of the first part of, in and to any streets and roads abutting the above-described premises to the center lines thereof, TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the fust part covenants that the party of the first part has not done or suffered anything whereby the said premises have been incumbered in any way whatever,except as aforesaid. AND the party of the fust part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied fust for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
