October 29, 2012, late of Kings County, NY residing at 2101 Brown Street, Brooklyn, NY 11229
party of the first part, and
Katherine Halikias as Trustee of The Katherine Halikias Revocable Trust dated June 14, 2013,
residing at 2101 Brown Street, Brooklyn, NY 11229
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the
party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of
the party of the second pad forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in dz=

Being and intended to be the same premises conveyed to the party of the first part by deed
dated 10/15/2002 and recorded 10/29/2002 in the Suffolk County Clerk's office at
Liber12217 page 322 & by deed dated 10/111997 recorded 01/1611998 in Liber 11873 page 472.
Said premises known as 1790 Aquaview Ave., East Marion, NY 11939
TOGETHER with all right title and interest, if any, of the party of the first part of, in and to any struts and roads abutting the
above-described premises to the center lines thereof; TOGETHER with the appurtenances and ail the estate and rights of the
party of the fist part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the patty of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first pad has not done or suffered anything whereby the said
premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

BEGINNING at a monument set in the southerly side of a 50 foot private road distant
333.81 feet easterly as measured along the southerly side of the 50 foot private road from the
point of intersection of the southerly side of the 50 foot private road with the easterly terminus
of Aquaview Avenue, said point of beginning also being distant 90.34 feet when measured on a
bearing of South 71 degrees 23 minutes 30 seconds East from the northeasterly corner of land
now or formerly of Despena Couphos;
RUNNING THENCE South 10 degrees 31 minutes 00 seconds East along the westerly side
of land now or formerly of Schroeder 67.79 feet to a monument and land now or formerly of
Georges;
THENCE South 78 degrees 36 minutes 30 seconds West along said last mentioned land
77.19 feet to land now or formerly of Despena Couphos;
THENCE North 11 degrees 23 minutes 30 seconds West along said last mentioned land
112.95 feet to a monument and the southerly side of a 50 foot private road;
THENCE South 71 degrees 23 minutes 30 seconds East along the southerly side of a 50
foot private road 90.34 feet to the monument at the point or place of BEGINNING.
TOGETHER with a right of way over said 50 foot private road from the northeasterly
corner of the premises westerly about 334 feet to said Aquaview Avenue.
ALSO with a right of way over a 35 foot private road from said 50 foot private road at a
point about 70 feet westerly along said 50 foot from the premises herein described, southerly
about 4475 feet to the Main Road (Route 25).
ALSO with a right of way over a strip of land 35 feet and then 50 feet in width from said
35 foot private road at a point about 120 feet southerly along said 35 foot road from said 50
foot road, westerly about 240 feet to Cedar Lane
ALSO with the right of use in common with others and a right of way over a 40 foot strip
of land, the westerly line of which is the easterly boundary of land heretofore conveyed by
Costas Stars to Wm. G. Lenz, and running from the northerly line of said 50 foot road northerly
about 275 feet to Long Island Sound.
BEING AND INTENDED TO BE the same premises conveyed to the grantors herein by Deed
