December 14, 2012 and recorded in the Office of the Suffolk County Clerk on January 16, 2013 in Liber 12717
page 594.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration forthis conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose. The

BEGINNING at the southeasterly corner of land owned by the United States, known as the
Fort H. G. Wright Military Reservation, Mount Prospect Tract, on the shore of Block Island
Sound or the Atlantic Ocean; and
RUNNING THENCE northerly following the east boundary of the said land of the United
States to the southerly line of East End Road (sometimes called Oriental Avenue) and
which point is the northeasterly corner of land of the United States, thence crossing the
East End Road and following the same course as the last to the shore of West Harbor or
Fishers Island Sound;
Said lot or parcel of land being bounded and described as follows:
BEGINNING at a stone monument set on the northeasterly side of a road forty feet wide,
said monument being 3170.07 feet East of a point which is 573.88 feet North of another
monument marking the U.S. Coast and Geodetic Survey Triangulation Station
"Chocomount 2" (which said "Chocomount 2" monument is located on the summit of the
highest hill on Fishers Island, New York about 2 114 miles West of the eastern end of
Fishers Island and lies South 79 degrees 29 minutes 46 seconds East of North Dumpling
Light in Fishers Island Sound); and
RUNNING THENCE North 29 degrees 27 minutes 10 seconds East, 189.21 feet to a
stake;
THENCE North 89 degrees 50 minutes 10 seconds East, 152.86 feet to a stake;
THENCE South 09 degrees 32 minutes 10 seconds West, 152.79 feet to a stake set on
the northerly side of another road forty feet wide;
THENCE along the northerly side of said road South 83 degrees 28 minutes 10 seconds
West, 92.66 feet to a stake marking a point of curve to the left whose radius is 299.38 feet
and the direction of whose radius at that point is South 06 degrees 31 minutes 50 seconds
East;
THENCE still along the northerly side of said road (and following the arc of said curve),

by acquisition of additional islands in condemnation proceedings instituted in 1942); and
RUNNING THENCE northerly following the east boundary of said tract land now or
formerly of the United States (as the same was constituted prior to such extension thereof),
to the southerly line of East End Road (sometimes called Oriental Avenue) and which point
is the northeasterly corner of said tract of land now or formerly of the United States (as
same was constituted prior to such extension thereof), thence crossing the East End Road
and following the same course as the last to the shore of West Harbor or Fishers Island
Sound:
Said lot or parcel of land being bounded and described as follows:
BEGINNING at a point at the northeasterly corner of other land of this grantor, said point
being located North 20 degrees 47 minutes 40 seconds West, 130.00 feet from a stone
monument set at the northerly end of a road 40 feet wide, said monument being 709.34
feet North of a point which is 3518.23 feet East of another monument marking the U.S.
Coast and Geodetic Survey Triangulation Station "Chocomount 2" (which said
"Chocomount 2" monument is located on the summit of the highest hill on Fishers Island,
New York about 2 114 miles West of the eastern end of Fishers Island and lies South 79
degrees 29 minutes 46 seconds East of North Dumpling Light in Fishers Island Sound);
