WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being in the Hamlet of Laurel, Town of Southold, County of Suffolk and State of New York, more particularly bounded
and described as follows:
BEGINNING at a point along the southerly side of Peconic Bay Boulevard marked by a concrete monument at the
northwest corner of land to be herein described, said point being North 55 degrees 56' 00" East, 210.32 feet as measured
along the southerly side of Peconic Bay Boulevard from the corner formed by the intersection of the southerly side of
Peconic Bay Boulevard and the easterly side of Laurel Lane;
RUNNING thence North 55 degrees 56' 00" East along the southerly side of Peconic Bay Boulevard 89.63 feet to a point
marked by a spike at the northwest corner of land now or formerly of John C. Diller;
RUNNING thence the following three (3) courses and distances along the westerly line of land now or formerly of John
C. Diller:
(1) South 19 degrees 00'00" East 204.00 feet to a point marked by a spike;
(2) South 55 degrees 56' 00" West 74.42 feet to a point marked by a concrete moument;
(3) South 18 degrees 54' 30" East, 225.33 feet to a point along the high water mark of Great Peconic Bay on 12!28/2006;
RUNNING thence South 63 degrees 08' 35" West along the high water mark of Great Peconic Bay on 12128/2006, 15.15
feet to a point along the easterly line of property formerly now or formerly of Edna McNulty;
RUNNING thence North 18 degrees 54' 30" West along the easterly line of land now or formerly of Edna McNulty,
423.45 feet to the point or place of BEGINNING.
BEING and intended to be a part of the premists conveyed to John C. Diller and Holly M. Diller, his wife, by Deed dated
1/12/1996 and recorded at Liber 11761 cp 527 in the Sufoflk County Clerk's Office on 2/7/1996 and the whole of
premises conveyed to John C. Diller and Holly M. Diller, his wife, by Deed dated 1/24/1996 and recorded at Liber 11761
cp 528 in the Suffolk County Clerk's Office on 2/7/1996. This Deed sets forth the above conveyances in a single
description.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate
and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the patty of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
