York 11703, as Trustee of the Lisa J. Lehnert 2012 Irrevocable Trust under agreement dated December 21,
2012, as to an undivided one-third interest; KEVIN SNOVER, having an office at 81.6 Deer Park Avenue,
North Babylon, New York 11703, as Trustee of the Robert W. Lehnert, Jr. 2012 Irrevocable Trust under

consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being at Nassau Point or Little Hog Neck,
Town of Southold, Suffolk County, New York, known and designated as Lot 37 on a certain map entitled,
"Map of Proposed Sub-Division, Section A, Nassau Point Club Properties, Inc., situate on Nassau Point,
Suffolk County, New York," surveyed June 7, 1919, by Wallace H. Halsey, C.E., Southampton, New York,
and filed in the Office of the County Clerk of Suffolk County, New York on 1014/1919 as Map No. 745
and more particularly bounded and described as follows:
BEGINNING at a monument set on the easterly line of Nassau Point Road, at the southwesterly corner of
Lot 36 as shown on the aforesaid map;
RUNNING THENCE north 78 degrees 36 minutes 20 seconds east along said Lot 36 360.76 feet to
ordinary high water mark of Little Peconic Bay;
THENCE south 10 degrees 35 minutes 00 seconds east along said high water mark 99.92 feet to the
northeasterly corner of Lot 38 as shown on the aforesaid map;
THENCE south 78 degrees 36 minutes 20 seconds west along said Lot 38 361.35 feet to the easterly line
of Nassau Point Road;
THENCE north 10 degrees 14 minutes 50 seconds west along the curved easterly line of Nassau Point
Road, 99.93 feet to the point or place of BEGINNING.
SAID premises being known as and located at 5605 Nassau Point Road, Cutchogue, New York.
BEING and intended to be the same premises conveyed to the party of the fir p part by deed dated

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE
AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the parry of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
