THIS INDENTURE, made the t4 day of October, 2013, between
GERALDINE McCONNELL, residing at 2740 Main Bayview Road, Southold, New York
11971, party of the first part and

#27G, Brooklyn, New York 11201, party of the second part;
i WITNESSETH, that the party of the first part, in consideration of Ten Dollars and No Cents
($10.00), lawful money of the United States, paid by the party of the second part, does hereby
grant and release unto the party of the second part, the heirs or successors and assigns of the party
of the second part forever;
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk, State of New York,
more particularly described in Schedule A attached hereto;
BEING and intended to be the same premises conveyed by deed from John S. Bower and
Katheen D. Bower, his wife, dated September 20, 2005, recorded on October 2$m, 2005 in Liber
12417 page 295 of Deeds.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part
in and to said premises,
SUBJECT to covenants, restrictions and easements of record.
TO HAVEAND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.

BEGINNING at a point on the Westerly side of Main Bayview Road where the same is intersected by the Northerly
boundary line of land now or formerly of Croteau, said point or place of beginning being distant 772.97 feet Northerly
from the corner formed by the intersection of the Westerly side of Main Bayview Road and the Northerly side of
Baywater Avenue;
RUNNING THENCE from said point or place of beginning along said land first above mentioned the following 2 courses
and distances:
1. South 88 degrees 26 minutes West a distance of 129.00 feet;
2. North 2 degrees 27 minutes East a distance of 85.00 feet to land now or formerly of Rosenbush and Smith;
RUNNING THENCE along said last mentioned land North 84 degrees 45 minutes East a distance of 173.00 feet to the

THENCE South 25 degrees 45 minutes West along the Westerly side of Main Bayview Road 108 feet to the point or place
of BEGINNING.
