WITNESSETH, that the party of the first part, in consideration of TEN DOLLARS ($10.00),
lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever,
SEE ATTACHED SCHEDULE "A"
BEING AND INTENDED TO BE the same premises conveyed to the grantor herein by deed
dated December 30, 1981 recorded in the Suffolk County Clerk's Office on January 13, 1982 in
Liber 9128 at Page 31.
TOGETHER with all.right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part
in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

erected, situate, lying and being at Pine Neck, in the Village and Town of Southold, County of
Suffolk and State of New York, and more particularly bounded and described as follows:
COMMENCING at a monument set at the southeasterly comer of the premises herein to be
described and which point lies on the westerly line of the premises of R.F. Landherr, distant
195.00 feet northerly from the intersection of the westerly line of the land of said R.F. Landherr
and the northerly line of the land of R. & S. Lincoln and the northerly line of Pine Neck Road on
a course running North 08 degrees 55 minutes 40 seconds West, along the westerly line of the
lands of said R.F. Landherr;
THENCE RUNNING from said point of beginning in a general westerly direction and along
lands of R. & S. Lincoln, South 79 degrees 52 minutes 40 seconds Wqt, a distance of 128.94

THENCE in a general northerly direction along said lands of R. & S. Lincoln, North 09 degrees
10 minutes 40 seconds West, a distance of 233.54 feet to a tie line and the mean high water mark
of Jockey Creek;
THENCE in a general easterly direction along a tie line and the mean high water mark of Jockey
Creek the following three (3) courses and distances:
1. North 71 degrees 42 minutes 00 seconds East, 15.00 feet;

55 minutes 40 seconds East, 214.62 feet to a monument the true point or place of BEGINNING.
TOGETHER with a right of way in common with other users for the purpose of ingress and
egress to and from Pine Neck Road, the westerly line of which right of way commences at the
southwesterly comer of the premises hereinabove described and runs in a general southerly
direction to the northerly side of Pine Neck Road, South 06 degrees 35 minutes 40 seconds East,
a distance of 195.08 feet and the northerly line of which right of way commences at the
southwesterly corner of the above described premises and runs North 79 degrees 52 minutes 40
