County Clerk's Office ou August 1j, 1967 as Map Number 4923.
BEGINNING at a point on the easterly side of Corey Creek Lane distant 557.78 feet
southerly as measured along the easterly side of Corey Creek Lane from the
intersection of the southerly side of Main Bayview Road with the easterly side of Corey
Creek Lane and from said point or place of beginning;
RUNNING THENCE North 83 degrees 21 minutes 30 seconds East, 236.02 feet;
THENCE South 8 degrees 29 minutes 30 seconds East, 105.32 feet;
THENCE South 85 degrees 03 minutes 40 seconds West, 223.10 feet to the easterly
side of Corey Creek Lane;
RUNNING THENCE northerly along the easterly side of Corey Creek Lane North 16
degrees 05 minutes 10 seconds West, 100.00 feet to the point or place of
BEGINNING.
Being and intended to be the same premises conveyed to Frank C. Nicolicchia
and Philomena Nicolicchia, as tenants in common and not as tenants by the
entirety by deed dated 4/27/93 recorded 6/16/93 in Liber 11633 cp 195.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to.be,applied first for the purpose of paying the cost of the improvement and will apply
the same first to the,payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
