party of the first part and ROBERT UNGERLEIDER and RUTH GRUEN UNGERLEIDER, his wife,
-as tenants in common, both residing at 55 Strong Place, Brooklyn, New York 11231
party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being kMa at Peconic, in the County of Suffolk and State of New York,
known as Lots Nos. '4 and 5 on'a certain map entitled "Map of Nassau Farms','
filed in the Suffolk County Clerk's Office on March 28, 1935 as Map No. 1179,
D7, being more particularly bounded and described as follows:
G BEGINNING at ,the corner formed by the intersection of the Northerly side of
(, Bay Avenue with the westerly side of Pine Tree Road; RUNNING THENCE from said
point of beginning along the Northerly side of Bay Avenue, South 87` 01' 20"
West 200. feet to the easterly ,side of .Lot No. 6, as shown on the aforementioned
"Map of Nassau Farms";
RUNNINGTHENCE North 40 07' West, along the easterly side of said Lot No. 6,
200. feet to the southwesterly corner of Lot No. 46, as shown on the afore— '
mentioned "Map of Nassau Farms";
RUNNING THENCE along the southerly side of Lot Nos. 46, 45 and 44, all as
shown on the aforementioned "Map of Nassau Farms", North 87° 01' 20" East
200. feet to the westerly side of Pine Tree Road; and
RUNNING THENCE along the westerly side of Pine Tree Road, South 4' 07' East
' 200. feet to the northerly side of Bay Avenue, at the corner aforesaid, at
the point or place of BEGINNING. `
These premises are described on the Tax Map Township of Southold as Dist. 1000,
Sec. 104, Block,4, Lots 21 and 22.
Being, and intended to be the same premises conveyed to the grantor by deed
of Robert N. Maddams, ' dated May 17, 1985, in liber 9796 page 346.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
` and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
\ the first part will receive the consideration for this conveyance and will hold the right to receive,such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF,the party of the first part has duly executed this deed the ay apd year first above
