WITNESSETH, that the party of the first part, in consideration of TEN ($10.00) dollars,
lawful money of the United States paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being
SEE SCHEDULE `A' ANNEXED HERETO
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by deed dated
November 15, 1988 which deed was recorded in the Office of the Clerk of the County of Suffolk on
December 12, 1988 in Liber 10754 at page 308.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being at East Marion in the Town of Southold, County of
Suffolk and State of New York, which plot is known as and by the Lot No. I 1 I as shown on a map entitled, "Map of
Section Two, Gardiner's,Bay Estates, situate at East Marion, Long Island", which map was filed in the Suffolk County
Clerk's Office on September 23, 1927 under the No. 275, which said lot is bounded and described as follows:
BEGINNING at a point on the southeasterly side of Bayview Drive said point also being the division line between Lots
I I l and 112 on said map and from said point of beginning;
RUNNING THENCE along the southeasterly side of Bayview Drive in a northerly direction along a curve bearing to the
left, having a radius of 11. feet a distance of 44.84 feet;
THENCE along said division line the following two courses and distances:
I) South 67 degrees 30 minutes East, 42.00 feet; and
2) South 14 degrees 30 minutes East, 119.43 feet t6 the high water mark of Spring Pond;
THENCE along the high water mark of Spring Pond, the following 3 courses and distances:
