spouse of Evangelia Menis who died on December 17, 2010,
party of the first part, and
THE NICHOLAS M. MENIS 2013 IRREVOCABLE TRUST dated September 19, 2013, ERIKA
GAVRAS, Trustee, residing at 9 Greenbrush Court, Greenlawn, New York 11740,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten and 00/100 ($10.00)
Dollars and other valuable consideration paid by the party of the second part, does hereby grant
and release unto the party of the second part, the heirs. or successors and assigns of the party of
the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Town of Southold, near the Village of Greenport, County of Suffolk, State
of New York, bounded and described as follows:
BEGINNING at a point on the westerly side of Willow Drive (a private road) distant 828.51 feet
westerly and southerly from the comer formed by the intersection of the westerly side of Westwood Lane
and the northerly side of Inlet Pond Road;
RUNNINGTHENCE South 02 degrees 17 minutes 10 seconds West 125.00 feet to a point;
THENCE North 87 degrees 42 minutes 50 seconds West 200.00 feet to a point;
THENCE North 02 degrees 17 minutes 10 seconds East 125.00 feet to a point;
THENCE South 87 degrees 42 minutes 50 seconds East 200.00 to the westerly side of Willow Drive at
the point or place of BEGINNING.
PREMISES known as 740 Willow Drive, Greenport, New York.
SAID PREMISES being and intended to be the same premises conveyed to Nicholas M. Menis and
Evangelia Menis, his wife, by Deed dated December 22, 1998 and recorded on January 8, 1999 in the
Office of the Clerk of Suffolk County at Liber 11938 Page 745.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any
streets and roads abutting the above-described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever,
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
AND the party of the first part covenants as follows: that said party of the first part is seized of
the said premises in fee simple, and has good right to convey same; that the party of the second
part shall quietly enjoy the said premises; that the said premises are free from encumbrances,
except as aforesaid; that the party of the first part will execute or procure any further necessary
assurance of the title to said premises; and that said party of the first part will forever warrant the

The word "party" shall be construed as if it read "parties" whenever the sense of this indenture
so requires.
