Southold, County of Suffolk and State of New York, bounded and described as

BEGINNING at a monument on the Southerly side of Main Road at the
Northeasterly corner of land of Everett Vail and the Northwesterly corner of the
premises herein described said point of beginning being about 1550 feet Easterly
along, said Southerly line from Bay Avenue, from said point of beginning running
