WARRANTY DEED
THIS INDENTURE made this 12" day of December, 2012, between MARTHA H. FARRIS,
a married woman, of 1310 Flagler Drive, Mamaroneck, NY 10543 ("GRANTOR"), and JOHN T.
FARRIS, JR., TRUSTEE of the MARTHA H. FARRIS QUALIFIED PERSONAL RESIDENCE
TRUST dated December 6, 2012, of 1310 Flagler Drive, Mamaroneck, NY 10543 ("GRANTEE").
WITNESSETH that the Grantor, for zero consideration, does hereby grant, release and convey
unto the Grantee, his successors and assigns forever:
SEE EXHIBIT "A" ATTACHED HERETO AND BY REFERENCE MADE A PART HEREOF
BEING AND INTENDED TO BE the same premises conveyed to John T. Farris, Jr. and Martha
H. Farris by Deed dated October14, 1998 and recorded October 26, 1998, in Liber 11925 cp 105;
and thence conveyed to Martha H. Farris by Quit Claim Deed dated December 6, 2012 and
recorded in Liber cp
SAID PREMISES also known as 750 Willow Terrace, Orient, New York.
Together with all right title and interest, if any, of the Grantor in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all of the estate and rights of the Grantor in and to said premises; TO HAVE
AND TO HOLD the premises herein granted unto the Grantee, the heirs or successors and assigns
of the Grantee forever.
AND the Grantor covenants that the Grantor has not done or suffered anything whereby the said
premises have been encumbered in anyway whatsoever, except as herein provided;
TO HAVE AND TO HOLD the same unto the Grantee and the successors and assigns of the
Grantee forever. AND, THE Grantor covenants as follows:
FIRST: That the Grantee shall quietly enjoy the said premises,
SECOND: That the Grantor will forever warrant the title to the said premises.
This deed is subject to the trust provisions of Section 13 of the New York Lien Law. The
words "Grantor" and "Grantee" as used herein shall be construed to read in the plural whenever
the sense of this deed so requires.
JOHN T. FARRIS, JR., acting alone, shall have the independent power and authority to
protect, conserve, and to sell, or to lease, or to encumber, or otherwise to manage and dispose of

the real property conveyed by this deed.
If JOHN T. FARRIS, JR. cannot serve or continue to serve as TRUSTEE, all Successor
TRUSTEES are hereby granted the power to protect, conserve and to sell, or to lease, or to
encumber, or otherwise to manage an dispose of the real property described in this deed.
The powers of the TRUSTEES and all Successor TRUSTEES shall extend to any and all
rights which the GRANTOR possess in the above described real property; any deed, mortgage,
or other instrument executed by the TRUSTEE shall convey all rights or interests of the GRANTOR
including homestead; and the TRUSTEE is appointed as the attorney-in-fact for the GRANTOR to
carry out this intent, which appointment shall be durable and shall not be affected by the incapacity
of the GRANTOR.
Any person dealing with the TRUSTEE shall steal with said TRUSTEE in the order as set
forth above. However, no person shall deal with a Successor TRUSTEE until one or more of the
following have been received by said person or placed of record in the aforementioned county:
A. The written resignation of the prior TRUSTEE sworn to and acknowledged before
a notary public.
B. A certified death certificate of the prior TRUSTEE.
C. The order of a court of competent jurisdiction adjudicating the prior TRUSTEE
incompetent, or removing said TRUSTEE for any reason.
D. The written certificates of two physicians currently practicing medicine that the
TRUSTEE is physically or mentally incapable of handling the duties of TRUSTEE.
E. The written removal of a Successor TRUSTEE and/or the appointment of an
additional Successor TRUSTEE by the GRANTOR sworn to and acknowledged
before a notary public.
IN WITNESS WHERE OF, the Grantor has caused this Deed to be executed by, the day and year
first above written.
