Witnesseth,that the party of the first part,inconsideration of Ten Dollars and other valuable co sideration paid by
j 1 the party ofthe,second part,does hereby grant and release unto the party ofthe second part,the heirs or successors
and assigns of the party of the "second part forever,
- _ All that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
being AM76 at Mattituck, Town of Southold, Countv of Suffolk and State of Mew York,
J bounded and described as follows:
BEGINNING at a point on the northwesterly side of a right of way hereinafter
described where same is intersected by the easterly line of land conveyed to Kenneth
A. Thurber and Doris M. Thurber, his wife, by deed recorded in Liber 8324 cp 43, said
point being located along the northwesterly side of said right of way the following
three courses and distances from the northeasterly ,side of Westphalia Road:
(1) North 35° 07' 30" East 100.00 feet (along the southeasterly line of land
conveyed to Robert J. Munch and Isabel Munch, his wife, by deed recorded in Liber
5347 cp 259); (2) North 52° 37' 30" East 100.00 feet; and (3) North 59° 37' 30"
East 30.0 feet, the last two courses being along the southeasterly line of said land
of Kenneth A. Thurber and Doris M. Thurber; and RUNNING THENCE along the last
mentioned land North 7° 22' 30" West 154.00 feet to the mean high water line of Darby' s
lb' Branch of Mattituck Creek; THENCE Easterly along said mean high water line a tie

line course of North 50° 15' 10" East a distance of 176.69 feet to land now or
formerly of Rakowski; THENCE along said land of Rakowski South 11 07' 30" West 200.00
feet to the northwesterly side of said right of way and THENCE along the northwesterly
side of said right of way South 59° 37' 30" West 130.00 feet to the point or place
of BEGINNING.
TOGETHER with a right of way in common thirty feet in width from said Westphalia
Road along land of Peluso as above described for a distance of 100 feet; THENCE
along the southeasterly boundary of premises herein described and being thirty feet
in width at its southeasterly end tapering to twenty feet in width at 100 feet from
southwesterly end and of a uniform width of twenty feet for 160 feet to the easterly
corner of the premises.

Together with-all right,title and interest,if any,of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof;Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the patty of the second part forever.
And the party of the first part covenants that the parry of the first part has not done or suffered anything whereby the
said premises have been encumbered in anyway whatever,except as aforesaid.
And the partyof thefirst part,in compliance with Section 13 of the Lien Law,covenants that the party of thefirst part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the samefirstto the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party shall be construed as if it read"parties"whenever the sense of this indenture so requires.
In Witness Whereof,the party of the first part has duly executed this deed the day and year first above written.
