CAMPBELL residing at„215 Harbor Lights Drive, _ _ _.._ Southold, New York, 11971 party of the second part, WITNESSETH, that the party of the first part, inconsideration of One dollar and 00/100 ($1 . 00)------dollars paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New York, known and designated as Lot No.. 44, as shown on a certain map entitled, "Map of Harbor Lights Estates, Section Two, Bayview, Town of Southold, Suffolk County, New York" made by Otto W. Van Tuyl & Son, Licensed Land Surveyors, Greenport, New York, and filed in the Office of the Clerk of the County of Suffolk on July 26, 1996 as Map No. 4681. Dist: TOGETHER with an easement over the streets or road shown on said filed map to the nearest public 1000 highway TOGETHER with an easement for boating purposes, in common with others, over a strip of land 50 feet in Sect: width, extending along the northerly property fine of the demised premises herein and extending in a 71 westerly direction until it meets the main canal which runs in a northerly direction to Southold Bay (Peconic Bay on subdivision map) for the purpose of ingress and egress to said Bay. Blk: TOGETHER with the use, in common with others, of the beach area and parking area adjacent thereto; said 2 beach area having a depth of approximately 50 feet from the average high water mark on Peconic Bay and having a length of 900 feet more or less measured along the ordinary highway water mark, and said parking Lot: area having a frontage on the northerly side of Harbor Lights Drive of approximately 150 feet, running 6 westerly along said street from Lot #7, and having a depth of not less than 150 feet northerly of Harbor Lights Dive. The parking area shall be immediately adjacent and contiguous to the beach are herein referred to. SUBJECT to any state of facts an accurate survey may show. SUBJECT to covenants, agreements, easements and restrictions affecting said premises. BEING AND INTENDED TO BE the same premises as described in deed dated November 4, 1966 and recorded December 20, 1966 in Liber 6088, page 374, in the office of the Clerk of the County of Suffolk. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
