monument as the point of beginning of Parcel I above described; from said point of be-
ginning running North 22' 30' West, a distance of 165.00 feet; running thence North
67' 30' East, a distance of 24 feet to the easterly side of said right of way; running
thence South 22° 30' East, a distance of 177.07 feet to the point in the center line of
said 24 foot right of way, running in an easterly and westerly direction; running then
South 67' 30' West, a distance of 23.54 feet to a point; running thence South 71' 52'
30" West, a distance of 140.87 feet to a point; running thence North 22' 30' West, a
distance of 12.03 feet to the southerly line of Parcel I above described; running thenc

SUBJECT to existing rights of way over said 24 foot roadway running north and soui
as reserved in a certain deed, made and executed by Raymond J. Miller, as sole survivix
executor of the Estate of William G. Miller to William H. Wertenberg dated September 8,
1953 and recorded in the office of the Clerk of the County of Suffolk on September 11,
1953 in Liber 3577 of deeds at page 92.
SUBJECT also to the reservation of William H. Wertenberg, his heirs, administrator
executors, successors, assigns and grantees, of a right of way for ingress and egress
over said roadways described as Parcel II above.
TOGETHER with a right of 'way for ingress and egress in common with all others now
having or hereafter acquiring similar rights of way over the following:
1. A certain private road known as Miller's Right of Way being 24 feet in width
running in a generally easterly direction from the easterly side of Cox Neck Road, a
public highway, to a point 1466.05 feet, more or less, from said easterly side of Cox
Neck Road.
2. A certain 24 foot private right of way running from a point on the southerly
line of said Miller's right of way, South 18' 07' 30" East, a distance of 570.33 feet.
3. Another 24 foot right of way running from a point on the southerly line of sa.
Miller's right of way, South 22' 30' East a distance of 449.50 feet.
4. Another 24 foot right .of way running South 71' 52' 30" West a distance of
720.37 feet in a general east-west direction completely across the property now or for
erly of William H. Wertenberg.
5. A certain parcel of land lying between the east end of the last above mention
24 foot right of way and the shores of Mattituck Creek bounded and described as follow
BEGINNING at a point marking the easterly end of said 24 foot right of
way known as Fox Hollow Road at the southeasterly corner thereof where the
same is intersected by the westerly line of premises now or formerly of
William G. Miller; running thence South 22' 32' 20" East along said lands
now or formerly of W. G. Miller a distance of 300 feet, more or less, to
the shores of Mattituck Creek; running thence westerly along the shores
of Mattituck Creek a distance of 50 feet more or less; running thence
North 18' '07' 30" West across the beach to the foot of the bank; running
thence easterly along the foot of the bank and parallel with the shores
of Mattituck Creek a distance of 40 feet, more or less, to a point which
is distant 10 feet from the boundary line of premises now or formerly of
William G. Miller; running thence North 22' 32' 20" West to a point on
the southerly line of said 24 foot right of way known as Fox Hollow Road;
running thence North 67' 30' East along the southerly line of said 24 foot
right of way known as Fox Hollow Road, a distance of 10 feet to the point
or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the grantor herein by deed date
2/27/62, recorded 3/12/62 in Liber 5136 cp 478.
