WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingAtxht at Maitituck, Town of Southold, County of Suffolk and
State of New York being more fully described in Schedula "A" annexed
hereto and made a part hereof.
BEING AND INTENDED TO BE those same premises conveyed to the party of
the first part by Barbara Bergman by a deed of conveyance dated
October 14 , 1986 and recorded in the office of the Clerk of the County
of Suffolk on October 27 , 1986 in Liber 10154 of conveyances at Page
256 . 1

roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances

HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

' ALL that certain plot , pjMW p&rca1 of land, situate, lying
and being at Mattituck, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point on the northwesterly side of Cox Neck Road,
s9metimes known as Cox's Lane and Luthers Road, distant 137.20
feet northeasterly from the corner formed by the intersection
with the northerly side of Rosewood Drive , said point of
beginning also being where the easterly line of land conveyed to
John Sledzieski and Frances Sledzieski, his wife, by deed dated
1/8/26, in Liber 1163 page 90, intersects the northwesterly side
of Cox Neck Road;
THENCE South 20 degrees 13 minutes 30 seconds West along the
northwest side of Cox Neck Road 57.20 feet to a monument and land
now or formerly of Billy J. Carpenter and Cathleen V. Carpenter,
his wife (formerly of William Pausewang and Margaret Pausewang,
his wife) ;
THENCE along said last mentioned land the following four courses
and distances:
