BEGINNING at a concrete monument set on the southwest line of Main Bay View
Road, a distance of 12 feet northwesterly along said southwest line of Main
Bay View Road from a concrete monument at the north corner of land now or
formerly of Cornelia Development Corporation and at the east corner of land
of Alexander W. Koke, Trustee;

k' NNING THENCE along said land of Alexander W. Kokee, Trustee, in three courses
} s follows:— (1) Southwesterly at right angles to the southwest line of Main Bay

Road, 103 feet to a concrete monument; thence (3) Northeasterly at right angles
to course (2) above parallel to course (1) above, 240 feet to a concrete monument
set in the Southwest line of Main Bay View Road;
THENCE southeasterly along said southwest line of Main Bay View Road, 103

TOGETHER with a right of way for ingress and egress to Corey's Creek over
the 12 foot right of way running along the premises herein described and the
west line of lands now or formerly of Cornelia Development Corporation and
the right, title and interest of the grantor in and to the bed of Main Bay
View Road lying in front of and adjoining said premises.

roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO

the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
lAND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that-the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
f any other purpose.
