WITNESSETH, that the party of the first part, in consideration of Ten, Dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever, and payment of the sum of $00.00.
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being in the Hamlet of Laurel, Town of Southold, County of- Suffolk, State of New York, bounded and described as

Beginning at a point marked by an iron pipe on the easterly side of a Private Road or Right-of-Way distant 297.15
feet southerly from the intersection of the southerly side of Peconic Bay Boulevard, and the easterly side of said private
road, as measured along the easterly side of said Private Road;
Running Thence North 83 degrees 00 minutes East 157.81 feet to a monument;
Thence north 75 degrees 45 minutes 40 seconds East 9.8 feet to the ordinary high water line of Brush's Creek; as it
winds and turns in a southerly direction to a point in such high water line to which a tic line drawn on a course South 38
degrees 24 minutes 10 seconds East, and measuring 153.46 feet drawn from the proceeding point on the high water line
of Brush's Creek would intersect said high water tine of Brush's Creek; thence South 75 degrees 45 minutes 40 seconds
West 99.0 feet to a monument; thence North 67 degrees 11 minutes 50 seconds West 75.66 feet to a monument; thence
North 20 degrees 07 minutes West 94.93 feet to a momunent; thence South 75 degrees 45 minutes 40 seconds West
58.00 feet to a monument on the easterly side of the Private Road heretofore mentioned;
Running Thence along the easterly side of said Private Road North 20 degrees 07 minutes West 20 feet to the iron
pipe at the point or place of Beginning.
Being and Intended to Be the same premises conveyed to the party of the first part by deed dated October 21, 1994
and recorded in the Office of the Suffolk County Clerk in Liber 11706, Page 541.
Subject and Together with the rights of others in and to a Right-of-Way agreement dated the 27d' day of March,
1965, and recorded in the Office of the Clerk of Suffolk County in Liber 5758, Page 335, on the 9m day of June, 1965.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate
and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the patty of the first part covenants that the party of the fast part has not done or suffered anything whereby the
said premises have been incurmbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the fast part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied fast for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
