WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, known
and designated as Lot No. 17 on a certain map entitled, "Map of Highpoint Meadows,
Section Two", which map was filed in the Suffolk County Clerk's Office on
March 19, 1990 as Map No. 8911; said lot being more particularly bounded as
described as follows:
BEGINNING at a point on the easterly si.d.e of Tuthill Road distant 820.90 feet
southerly as measured along the easterly side of Tuthill Road from the corner
formed by the intersection of the southerly side of Yennecott Drive and the
easterly side of Tuthill Road;
RUNNING THENCE North 74 degreeS34 minutes 20 seconds East, 205 feet;
THENCE South 03 degrees 01 minutes 11 seconds East 90.90 feet;
THENCE South 63 degrees 14 minutes 20 seconds West, 175 feet to the easterly
side of Tuthill Road;
THENCE northerly along the easterly side of Tuthill Road along the arc of a curve
bearing to the right having a radius of 72.5.00 feet, a distance along said curve
of 124. 10 feet to the point or place of BEGINNING.
Being and intended to be the premises acquired by deed dated 8/21/90 and
recorded 8-30-90 in the office of the Suffolk County Clerk in Liber 11129 cp 152.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
TAX MAP premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.

first part will receive the consideration for this conveyance and will hold the right to receive such consideration

The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
