WITNESSETH, that the party of the first part, in consideration of Six Hundred Eighty Thousand and

unto the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,

12628 page 003.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVEAND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of real property, situate, lying and being at Mattituck, Town of Southold, County of
Suffolk and State of New York, known and designated as Lots 51, 52 and 53 as shown on map entitled "Map of lots
located at Mattituck, L.I., property of William B. Codling, Northport, Long Island, surveyed April 1921", filed in the
Suffolk County Clerk's Office on May 10, 1921 as File No. 745 of maps and on "Map of Tollewood" filed in the Office of
the Clerk of the County of Suffolk on January 25, 1927 as Map No. 175, which said lots when taken together are bounded
and described as follows:
BEGINNING at the corner formed by the intersection of the north side of Meday Street with the west side of Howard
Avenue;
RUNNING THENCE South 75 degrees 22 minutes West along the north side of Meday Avenue, 160.86 feet;
RUNNING THENCE, North 6 degrees 23 minutes East, 422.42 feet to the high water of the West Branch of Mattituck
Creek as determined by Seaward limit of grass;
THENCE the following four tie tine courses and distances along the West Branch of Mattituck Creek:
1) North 75 degrees 02 minutes 03 seconds East, 31.41 feet;
2) North 72 degrees 20 minutes 52 seconds East, 85.62 feet;
3) North 53 degrees 34 minutes 15 seconds East, 23.95 feet;
