as to her fifty (50%) percent interest,
parry of the first part,
and
PAUL LEARY, residing at 780 East Road, Cutchogue, New York 11935,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other
valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever, in
ALL that certain piece or parcel of real property, with the buildings and improvements
thereon erected, situate, lying and being on Fleet's Neck at Cutchogue, in the Town of

DESIGNATION Southold, in the County of Suffolk and State of New York:
Dist.: 1000 BEGINNING at a stake on the southerly side of the Town Road known as East Road, 320
feet easterly from land formerly of George H. Fleet;
Sec.: ?o.oo RUNNING southerly along the land formerly owned by Harry H. Allen now or formerly
Wk.: 07.00 owned by Howard B. Robinson to a stake 110 feet;
THENCE easterly at right angles with the westerly side to a stake 60 feet;
Lot: 020.000 THENCE northerly parallel with the westerly side to a stake 98 feet 4 inches;
THENCE westerly along the southerly side of East Road 61 feet 2 inches to the point or
place of BEGINNING
Premises known as 710 East Road, Cutchogue, New York.
BEING AND INTENDED TO BE the same premises conveyed to Barbara Leary and
Bruce Leary by Deed dated June 3, 1996 and recorded in the Suffolk County Clerk's Office
on July 24, 1996 in Liber 11784 at Page 157 and pursuant to Order for Summary Judgment
of the Supreme Court of the State of New York dated December 27, 2000 and recorded in
the Suffolk County Clerk's Office on January 4, 2001 in Liber D00012094 at Page 666.
Together with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof;
Together with the appurtenances and all the estate and rights of the party of the first part in
and to said premises;
To have and to hold the premises herein granted unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever,
except as aforesaid.
AND'the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold
the right to receive such consideration as a trust fund to be applied first for the purpose of
paying the cost of the improvement and will apply the same first to the payment of the cost
of the improvement before using any part of the total of the same for any other purpose.
