at 18 Village Green South, Calverton, New York 11933, As Executrix of the Last Will and Testament of
MINNIE C. WILSON, late of 240 Silver Colt Road, Cutchogue, New York 11935, Deceased, Party of the First
Part, and
TARA LANE ASSOCIATES, INC., A New York Corporation, having its principal place of business at
400 Eagle Nest Court, Laurel, New York 11948, Party of the Second Part,
WITNESSETH, that the Party of the First Part, by virtue of the power and authority given in and by
said Last Will and Testament, and in consideration of TWO HUNDRED FIFTY THOUSAND AND 00/100

the Second Part, the heirs or successors and assigns of the Party of the Second Part forever, In
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Cutchogue, in the Town of Southold, County of Suffolk and State of New York,
known and designated as Lot No. 38 on a certain Map entitled, "Map of Oregon View Estates", and filed in the
DiS. Office of the Clerk of the County of Suffolk on April 4, 1975 as Map No. 6241, being bounded and described as
1000 follows:
Sec. BEGINNING at a point on the Northeasterly side of Silver Colt Road at the division line between Lots
095.00 38 and 39, as shown on said Map, said point of beginning also being the two (2) courses and distances from
Blk, the Northwesterly extreme end of an arc connecting the Northerly side of Silver Colt Road and the
04.00 Northwesterly side of Middle Road (CR 48):
Lot (1) North 44 degrees 27 minutes 55 seconds West along the Northeasterly side of Silver Colt Road, a
018.03 distance of 100.00 feet;
(2) Still along the Northeasterly side of Silver Colt Road along the arc of a curve having a radius of
1,131.41 feet, a length of 44.99 feet, to the true point of beginning;
RUNNING THENCE along the Northeasterly side of Silver Colt Road, North 49 degrees 38 minutes 25
seconds West, 100.00 feet to the division line between Lots 37 and 38, as shown on said Map;
THENCE along said division line, North 40 degrees 21 minutes 35 seconds East, 249.26 feet;
THENCE South 49 degrees 38 minutes 25 seconds East, 169.85 feet to the division line between Lots
38 and 39;
THENCE along said division line, South 43 degrees 15 minutes 23 seconds West, 251.02 feet to the
Northeasterly side of Silver Colt Road, at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to Roland R. Wilson, who predeceased
on April 19, 1997, a resident of Suffolk County, New York and Minnie C. Wilson, his wife, by Deed recorded at
Liber 8150 Page 430.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances, and
also all the estate which the said decedent had at the time of decedent's death in said premises, and also the
estate therein, which the party of the first part has or has power to convey or dispose of, whether individually,
or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
