WITNESSETH, that the party of the first part, in consideration often dollars and other valuable consideration paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or .
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being at Bayview, Southold, Southold Town, Suffolk County, New York, being more particularly bounded and
described on Schedule A annexed hereto.

SAID PREMISES are known as 1085 West Lane, Southold, New York 11971-0941.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first by deed from Isabel G.
Thompson dated April 17, 1998, which was recorded in the office of the Clerk of the County of Suffolk on the 29'
day of April, 1998, in Liber 11890, Page 744.
TOGETHER, with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment ofthe cost ofthe improvement before using any part of the total ofthe same for any other purpose.
AND the party of the first part covenants as follows; that said party of the first part is seized of the said premises in
fee simple, and has good right to convey the same; that the party of the second part shall quietly enjoy the said
premises; that the said.premises are free from encumbrances, except as aforesaid; that the party of the first part will
execute or procure anyfurther necessary assurance of the title to said premises; and that said party of the first part
will forever warrant the title to said premises.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being at Bay View, Southold, Southold Town, Suffolk
County, New York, bounded and described as follows: BEGINNING at a point at the
southwesterly corner of the premises herein described on the northerly line of a 50 foot
right of way running in an easterly direction from a second 50 foot right of way running in
a_northerly, southerly direction from Bay View Road to Little Peconic Bay, said point of
beginning being 216.12 feet measured along the northerly line of said first mentioned right
of way South 67 degrees 35 minutes 20 seconds East from the intersection of said northerly
line of said right of way and the easterly line of the second mentioned right 9of way from
said point of beginning running along the northerly line of said first mentioned right of

Corwin C. Grathwohl; running thence North 36 degrees 27 minutes 30 seconds East along
