98% interest, and ANDREW PETER JELLETT, residing at 2806 River Road, Calverton,
New York 11933, as to a 2% interest, as Tenants in Common without right of survivorship,
party of the first part,
and
ANDREW JELLETT, residing at 2806 River Road, Calverton, New York 11933, and
LISA JELLETT, residing at 2 Owens Drive, Warren, New Jersey 07059, as Trustees of
THE MARGARET JELLETT IRREVOCABLE TRUST AGREEMENT dated August
13, 2013 as to a 98% interest in said premises, and ANDREW PETER JELLETT, residing
at 2806 River Road, Calverton, New York 11933, Individually, as to a 2% interest in said
premises,

unto the party of the second part, the heirs or successors and assigns of the party of the

known and designated at Lot No. 8 on a certain map entitled "Map of West Creek Estates,
Property of Ernest E. and Harold W. Wilsberg, situate at Southold, Suffolk County, New
York" made by Otto W. Van Tuyl from surveys completed January 28, 1963, and filed in
the Suffolk County Clerk's Office on August 19, 1963 as Map Number 3848.
Premises known as 600 Glenn Road, Southold, New York 11971.
BEING AND INTENDED TO BE the same premises conveyed to Grantors by Deed dated
December 15, 2009 and recorded in the Suffolk County Clerk's Office on January 28, 2010
in Liber 12614 at Page 726.
Together with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof;
Together with the appurtenances and all the estate and rights of the party of the first part in
and to said premises;
To have and to hold the premises herein granted unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever,
except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold
the right to receive such consideration as a trust fund to be applied first for the purpose of
paying the cost of the improvement and will apply the same first to the payment of the cost
of the improvement before using any part of the total of the same for any other purpose.
