surviving tenant by the entirety,
party of the first part,
and
ANDREW JELLETT, residing at 2806 River Road, Calverton, New York 11933, and
LISA JELLETT, residing at 2 Owens Drive, Warren, New Jersey 07059, as Trustees of
THE MARGARET JELLETT IRREVOCABLE TRUST AGREEMENT dated
August 13, 2013,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other
valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the
TAX MAP second part forever,

Parcel I/Lot 9: ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being at Southold, Town of Southold, Suffolk County,
Dist.: 1000 New York, known and designated at Lot Nos. 9 and 34 on a certain map entitled "Map of
Sec.: 078.00 West Creek Estates, Property of Ernest E. and Harold W. Wilsberg, situate at Southold,
Suffolk County, New York", made by Otto W. Van Tuyl from surveys completed January
BIk.: 02.00 28, 1963 and filed in the Suffolk County Clerk's Office on August 19, 1963 as Map No.
3848.

TOGETHER with an easement and right of ingress and egress over any roads described in
Parcel II/Lot 34: said filed map to and from Bay View Road, subject, however, to the right of ingress and
egress granted, or that may hereafter be granted to other owners of numbered lots on said
Dist.: 1000 map and others to whom the same may be granted over the roads and extensions on said
map. Further subject to the right of the sellers, their heirs and assigns, to dedicate the
Sec.: 078.00 lands included therein to the Town of Southold as a public highway, which right of
Blk.: 01.00 dedication is hereby reserved. Upon such dedication the easement and right hereby granted
shall terminate.

restrictions and utility easements of record.

BEING AND INTENDED TO BE the same premises conveyed to Grantor by Deed
dated May 17, 1968 and recorded in the Suffolk County Clerk's Office on May 20, 1968 in
Liber 6349 at Page 598.
Together with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof;
Together with the appurtenances and all the estate and rights of the party of the first part in
and to said premises;
To have and to hold the premises herein granted unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever,
except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will
hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
