Crescente Avenue, Bolinas, CA 94924, BRIAN HOWLEY MOFFAT, residing at 4 Trevor Lane,
Hopkinton, MA 01748, and SEAN C. MOFFAT, Trustee of the Restatement of the MOFFAT SPECIAL 3
NEEDS TRUST u/t/d 7/111994, c/o 60 Crescente Avenue, Bolinas, CA 94924, as tenants-in-common,
party of the first part, and
MOFFAT FARM NORTH, LLC, a New York Limited Liability Company with an address c/o 60
Crescente Avenue, Bolinas, CA 94924,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten ($10.00) dollars, lawful
money of the United States, paid by the party of the second part, does hereby grant and release unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the
See Schedule "A" attached hereto and made a part hereof.
SAID PREMISES also known by 47775 County Road 48, Southold, New York.
BEING AND INTENDED to be the same premises as conveyed by deed dated November 17, 2003
from Sean Carroll Moffat as Ancillary Special Guardian of Gregory Hamilton Moffat and Brian Howley
Moffat as devisees under the Will of John H. Carroll, to Maureen H.M. Wolfe, Trustee of the Maureen H. M.
Wolfe Living Trust as to 3/6 interest, Sean Carroll Moffat as to a 1/6 interest, Brian Howley Moffat as to a
1 /6 interest, and Sean C. Moffat, Trustee of the Restatement of the Moffat Special Needs Trust, as to a 1/6
interest and filed in the Suffolk County Clerk's Office on May 4, 2004 in Liber D00012317 at page 044.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and
to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the costs of the.improvement
and will apply the same first to the payment of the cost of the improvement before using any part of the total
of the same for any other purpose.
AND the party of the first part covenants as follows:
FIRST. That said party of the First part is seized of the said premises in fee simple, ar,d has good

Beginning at a concrete monument set on the westerly side of Boisseau Avenue at the northeast
corner of the premises herein described adjoining land now or formerly of Mrs. T.D. Baird; AYAIX
