Trustee of the Restatement of the MOFFAT SPECIAL NEEDS TRUST u/t/d 7/1/1994, c/o 60
Crescente Avenue, Bolinas, CA 94924, as tenants-in-common,
party of the first part, and
MOFFAT FARM DOC, LLC, a New York Limited Liability Company with an address c/o 60
Crescente Avenue, Bolinas, CA 94924,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten ($10.00) dollars, lawful
money of the United States, paid by the party of the second part, does hereby grant and release unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the

SAID PREMISES also known by 49900 County Road 48, Southold, New York.
BEING AND INTENDED to be the same premises as conveyed by deed dated November 17, 2003
from Sean Carroll Moffat as Ancillary Special Guardian of Gregory Hamilton Moffat and Brian Howley
Moffat as devisees under the Will of John H. Carroll to Sean Carroll Moffat as to a 113 interest, Brian
Howley Moffat as to a 1/3 interest, and Sean C. Moffat, Trustee of the Restatement of the Moffat Special
Needs Trust, as to a 1/3 interest and filed in the Suffolk County Clerk's Office on May 4, 2004 in Liber
D00012317 at page 045.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and al I the estate and rights of the party of the first part in and
to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the costs of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of the total
of the same for any other purpose.
AND the party of the first part covenants as follows:
FIRST. That said party of the first part is seized of the said premises in fee simple, and has good
right to convey the same;
SECOND. That the party of the second part shall quietly enjoy the said premises;
THIRD. That the said premises arc free from encumbrances, except as aforesaid;
FOURTH. That the party of the first part will execute or procure any further necessary assurance of
the title to said premises;
FIFTH. That said party of the first part will forever warrant the title to said premises.

.BEGINNING at a point on the curved southeasterly line of Middle Road at the
westerly:corner of land of the party of the first part, and the northerly corner of
land-of John M: Kerbs;
RUNNING THENCE northeasterly along said line of Middle Road on a curve to
the right having a radius of 2259 feet, a distance of 150.0 feet;
THENCE along land of the party of the first part, two courses; as follows:
1) South 45 degrees 42 minutes 20 seconds East 145.10 feet; THENCE
