THIS INDENTURE, made the 3- day of September, 2013 BETWEEN

As Executor of the Last Will and Testament of SALI STERN (a/k/a Sali H. Stern), late of Suffolk County,
deceased, Suffolk County Surrogate's Court File No. 2013-2994
party of the first part, and
JACQUELINE WOLFSON, residing at 509 Sterling Place, Greenport, NY, 11944
party of the second part,
WITNESSETH, that the party of the first part, by virtue of the power and authority given in and by said last
will and testament and in consideration of TEN (510.00) dollars, paid by the party of the second part, does
hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Greenport, in the Town of Southold, County of Suffolk and State of New York,
known and designated as part of Lot No. 27, as shown on a certain map entitled "Diagram of 60 lots of land
in Greenport, belonging to John G. Champlin", and filed in the Office of the Clerk of the County of Suffolk
as Map No. 337 on 1012311873, which part of said lot is more particularly bounded and described as follows:
BEGINNING at a monument on the westerly side of Sterling Place distant 111.92 feet northerly when
measured along the westerly side of Sterling Place, from the corner formed by the intersection of the
westerly side of Sterling Place with the northerly side of Champlin Place; said point of beginning also being
where the northerly side of land now or formerly of Broderick intersects the westerly side of Sterling Place;

RUNNING THENCE South 73 degrees 25 minutes 00 seconds"along the northerly side of land now or
formerly of Broderick, 110 feet to a monument and land now or formerly of Helinski;
THENCE North 30 degrees 27 minutes 30 seconds West along said last mentioned land, 37.14 feet to land
now or formerly of Rhodes;
THENCE North 73 degrees 25 minutes 00 seconds East along said last mentioned land. 110 feet to the
westerly side of Sterling Place;
THENCE South 30 degrees 27 minutes 00 seconds East along the westerly side of Sterling Place, 37.14 feet
to the monument at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to Sali H. Stern and Jacqueline
Wolfson by deed dated December 5, 1983 which deed has been recorded in the Office of the Clerk of
the County of Suffolk on December 14, 1983 in Liber 9475 at page 437.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof, TOGETHER with the
appurtenances, and also all the estate which the said decedent had at the time of the decedent's death in said
premises, and also the estate therein, which the party of the first part has or has power to convey or dispose
of, whether individual, or otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
above written.
