WITNESSETH, that the parry of the first part, in consideration of ten dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being in the

This deed reserves a Life Estate to one MARTHA J. COCKERILL in the
house in which she is currently residing,M namely that located at
475 Oyster Ponds Lane, Orient, NY 11957,
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.

DEED DESCRIPTION - BERG TO BERG AND COCKERILL
All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Village of Orient, Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at a concrete monument set on the Easterly line of Oyster Ponds Lane, at
the Southwesterly corner of land now or formerly of Norman B. Mullen and Mildred E.
Mullen;
RUNNING THENCE along said land now or formerly of Mullen, South 64 degrees 19
minutes East 192.26 feet to a concrete monument and land now or formerly of E. S. Vail;
THENCE along said land now or formerly of E. S. Vail, South 26 degrees 19 minutes 50
seconds West 89 feet;
THENCE on a line parallel to to Southerly line of said land now or formerly of Mullen,
North 64 degrees 19 minutes West 194.93 feet to said Easterly line of Oyster Ponds Lane;
THENCE along said Easterly line of Oyster Ponds Lane, North 28 degrees 13 minutes
East, 89.08 feet to the point or place of BEGINNING.

This deed is intended to convey a legal Life Estate from the owner of the premises, one
Durrel Hay Godfrey Berg to the party presently living in said premises at 475 Oyster
Ponds Lane, Orient, NY 11957, that party being one Martha J. Cockerill.
AGREEMENT BETWEEN OWNER OF REAL PROPERTY & LIFE TENANT
This document is to be considered an agreement between one DURREL HAY GODFREY BERG,
as owner of premises located at 475 Oyster Ponds Lane, Orient, County of Suffolk, State of New
York (Suffolk County Tax Map description: District: 1000; Section: 025.00; Block: 01.00
Lot:005.000); and one MARTHA J. COCKERILL, as the proposed Life Tenant of said premises.
WHEREAS, said DURREL HAY GODFREY BERG is desirous of conveying a Life Estate in the
described premises to said MARTHA J. COCKERILL, and
WHEREAS said MARTHA J. COCKERILL, is desirous of accepting a Life Tenancy (as opposed
to a simple Right to Occupy the premises);
NOW, THEREFORE, in consideration of the sum of ten dollars ($10.00) given by said MARTHA
