the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being in Orient, Town of Southold, County of
Suffolk and State of New York, known and designated as Lot 7 on a certain map entitled, "Map of Green Acres
at Orient, and filed in the Office of the Clerk of the County of Suffolk on April 13, 1962 as Map No. 3540,
which said lot is more particularly bounded and described according to said map as follows:
BEGINNING at the corner formed by the intersection of the southerly side of Park View Lane and the westerly
side of Greenway East;
RUNNING THENCE along the westerly side of Greenway East South 6 degrees 48 minutes 10 seconds East,
146.42 feet to the southerly line of said map;
THENCE along the southerly line of said map South 82 degrees 24 minutes 00 seconds West, 159.12 feet to
the easterly side of Lot 8;
THENCE along said easterly side of Lot 8 North 6 degrees 48 minutes 10 seconds West 148.63 feet to the
southerly side of Park View Lane;
THENCE along the southerly side of Park View Lane North 83 degrees 11 minutes 50 seconds East, 150.00
feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed made by
Hal Poschmann and Deborah Poschmann dated August 29, 2005 and recorded in the Suffolk County Clerk's
Office on September 15, 2005 in Liber 12409 Page 509.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
