WOULEY, husbalb and wife, bd29 residing at 541 Southwest South River Drive,Apt. 206, Stuart, Florida party of the first part, and ROBERT SPIELMAN and PATRICIA SPIELMAN, husband and wife, residing at 24 Howard Street,Hicksville,New York party of the second part, WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable Dist; consideration paid by the party of the second part, does hereby grant and release unto the party of K= the second part, the heirs or successors and assigns of the party of the second part forever, Sec: ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being at Bayview, in the Town of Southold, County of Suffolk and Blk: State of New York and being more particularly bounded and described as follows: 7_(Q. BEGINNING at a stake set on the northwesterly line of a certain 50 foot Road hereinafter Lot: described 458.92 feet southwesterly along said northwesterly line from its intersection with the southwesterly line of Bayview Road; and �>I UNNING along said northwesterly line of said 50 foot road, two courses as follows: 1. South 25 degrees 16 minutes 10 seconds west 58.08 feet to a stake; thence 2. South 46 degrees 38 minutes 50 seconds west 60.24 feet to a stake. THENCE along other land now or formerly of Julius Zebroski, north 51 degrees 32 minutes 50 seconds west 150.0 feet to a point which is 10 feet, more or less, northwesterly from the southeasterly edge of a dredged canal; THENCE on a line which is 10 feet, more or less, northeasterly from the southwesterly edge of said dredged canal, north 40 degrees 00 minutes east 95.0 feet; THENCE on a line which is 10 feet, more of less, northeasterly from the southwesterly edge of a dredged basin, and along other land now or formerly of Julius Zebroski, South 59 degrees 59 minutes 40 seconds east 144.33 feet to the point or place of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by deed dated October 5, 1968 which deed has been recorded in the Office of the Clerk of the County of Suffolk on October 10, 1968 in Liber 6434 page 454. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
