WITNESSETH, that the party of the fust part, in consideration of Ten Dollars and other valuable consideration
paid by the parry of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold,, Countv of 5uffol k and State of New York,
known and designated as Lot 88 on a certain map entitled, "Map of Cedar
Beach Park," and filed in the office of the Clerk of the County, of Suffolk
091, 606 on December 20, 1927 as Map No. 90, more particularly bounded and described
as follows:
BEGINNING at the corner formed by the intersection of the northerly side
of Cedar Point Drive East with the easterly side of-a 20 foot right of way;
RUNNING THENCE along the easterly side of said 20 foot right of way North
19 degrees 19 minutes 40 seconds West ,56 feet to the division line between
Lots 87' and 88 on the aforesaid map;
THENCE along said division line North 67 degrees 40 minutes 20 seconds
East 205 feet to the westerly side of Cedar Beach Harbor;
THENCE Southeasterly along the westerly side of Cedar Beach Harbor on a
tie line having a course of South 25 degrees 08 minutesEasta distance
of 113.25 feet to the northerly side of Cedar Point Drive East; and
THENCE along the northerly side' of Cedar Point Drive East, South 82
degrees 40 minutes 20 seconds West 221 feet to the corner aforesaid at
the point or place of BEGINNING.
SAID"PREMISES being the same premises conveyed to the parties of the first_
part by Edward R. Deutsch and Eileen E. Deutsch, his wife and George J.
"'Deutsch and Joan`D. Deutsch, his wife, by deed dated January 20, 1983 and
'duly recorded.
SUBJECT to covenants, restrictions and agreements of record.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
all the estate and rights of the party of the first pan in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the parry of the second part, the heirs or successors and assigns of the party of the
second pan forever..
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby;
the said premises have been encumbered in any way whatever,except as aforesaid.
AND the parry of the first part, in with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same fast to
the payment of the cost of the improvement before using any pan of the total of the same for any other purpose.
The word "party' shall be construed as if it read arties" whenever the sense of this in nture so requires.
